Silver Partner (£50k for 5 Years)

  • Target Areas: Rent-to-Serviced Accommodation (R2SA) units in Liverpool, Manchester, Leeds, Newcastle, Bristol, East Midlands (Leicester, Nottinghamshire, Derbyshire, South Yorkshire), and surrounding areas.
  • Investment Overview:
    • Initial investment: £50,000.
    • Covers setup for 2 R2SA units, including full furnishing, 3 months’ rent, and bills.
    • Our team handles sourcing, project management, and go-live preparation.
    • Enjoy regular monthly income throughout the 5-year term.
  • Additional Benefits:
    • Capital Return: After 5 years, your £50,000 investment is returned with 5% interest.
    • Option to reinvest under a new agreement.
    • Exclusive Stays: Enjoy 5 nights free each year in properties across our portfolio, booking fees covered.

Gold Partner (£100k for 5 Years)

  • Target Areas: Midlands or North West properties valued up to £300k, including deposit, refurbishment, and setup costs.
  • Investment Overview:
    • Initial investment: £100,000 for one fully managed property.
    • Includes furnishings, 3 months’ rent, bills, and full setup services.
  • Additional Benefits:
    • Capital Return: £100,000 returned after 5 years, plus 8% interest.
    • Free corporate membership with 6 free nights annually across our portfolio and discounts in our web store.
    • Exclusive stays: Free 10-night stay in this property, bookable up to 6 months in advance.

Diamond Partner (£250k for 5 Years)

  • Target Areas: Midlands properties (2 units worth up to £300k each) or 1 property in London (up to £500k).
  • Investment Overview:
    • Initial investment: £250,000.
    • Includes all costs for sourcing, refurbishing, furnishing, and setup.
    • Option for 2nd charge on properties or full ownership with no mortgage (requires additional funding).
  • Additional Benefits:
    • Capital Return: £250,000 returned after 5 years, plus 10% interest.
    • Corporate membership with 12 free nights annually and waived booking fees for other stays.
    • Additional perks like free events and exclusive networking opportunities.

Monthly Profit Share (All partners):

Once your property is live, we operate under a 40/60 revenue split:

  • 40% goes to management fees, covering:
    • Sales and marketing efforts, channel management and payment system.
    • Guest communications and bookings.
    • Staff wages for customer service, operational management, including cleaner and repair scheduling.
    • Ongoing health and safety compliance.
  • Some of the 60% covers:
    • Mortgage/rent (not applicable to our Diamond partners).
    • Utility bills, water, council tax, and TV license.
    • Cleaning fees, laundry, handyman call-out charges, and repair/maintenance costs.
    • Compliance expenses, including gas safety certificates, electrical reports, EPCs, and fire risk assessments.
  • Remaining profit is split 50/50 between you and Smart Corporate Stays.

Monthly income statements are provided on the 20th of each month.
