Our full project management service ensures your property is guest-ready and earning income with zero stress for you. Please note this service does not include coaching or training.

What’s Included?

We handle everything from start to finish:

  1. Property Preparation
    • Collect keys and install a secure key box.
    • Conduct a thorough refurbishment assessment.
    • Create a detailed floor and interior design plan based on your property’s needs.
    • Provide a comprehensive checklist and work schedule for the entire project.
  2. Work Execution & Oversight
    • Source quotes from qualified handymen.
    • Arrange labour and materials for all necessary refurbishment.
    • Monitor progress to ensure all work meets required standards, providing before-and-after photos throughout.
  3. Furniture, Furnishings, & Appliances
    • Source and order all furniture, appliances, and decorative items.
    • Schedule deliveries and ensure proper assembly and placement by the handyman team.
  4. Final Touches
    • Arrange professional deep cleaning and property dressing.
    • Organise professional photography to highlight the property’s best features.
    • Launch the property on multiple online platforms to go live.

Payment Schedule:

  • £500 non-refundable deposit upfront.
  • £2,500 to be paid when the project starts.
  • £500 final payment upon completion.
  • The TOTAL amount payable for this service is £3,500.
  • Full payment is required before the property goes LIVE.

Monthly Profit Share:

Once your property is live, we operate under a 40/60 revenue split:

  • 40% goes to management fees, covering:
    • Sales and marketing efforts, channel manager, online booking fee, payment system.
    • Guest communications and bookings, ID check and handling deposit.
    • Staff wages for operational management, including cleaner and repair scheduling.
    • Ongoing health and safety compliance.
  • Some of the 60% covers:
    • Mortgage/rent where applicable.
    • Utility bills, water bill, council tax, and TV License.
    • Cleaning fees, laundry, handyman call-out charges, and repair/maintenance costs.
    • Compliance expenses, including gas safety certificates, electrical reports, EPCs, and fire risk assessments.

Monthly income statements are provided on the 20th of each month.


Additional Costs for Property Setup:

Costs will vary depending on your property size and condition:

  1. Furniture Packs
    • For unfurnished 3-4 bedroom homes: £6,000–£10,000.
    • Up to £2,000 per bedroom.
    • An extra £3,000 – £5,000 may be required depending on occupancy level and size of the property.
  2. Appliances & Equipment
    • TVs, white goods, and other essential items.
  3. Refurbishment, Painting, & Decorating
    • Costs depend on the scale of work required.
  4. Labour & Materials for Handyman Services
    • Pricing varies based on property needs, we will be able to arrange light refurb if required.
  5. Cleaning & Dressing
    • Approx. £1,000.
  6. Professional Photography
    • £300 to ensure top-tier listings.
